What will I learn on this module?
You will learn how to develop a client brief on a real project and then progress a professional surveying assignment through to the production of a concluding report. This will take the form of an introduction to academic, study and professional skills and will draw students’ first year studies into a holistic project experience. It aims to reflect the interdependence of the different topic areas studied at Level 3, in the context of the surveying profession. You will learn how to work both individually and as part of a team and be able to assess your own and others role, responsibilities and contribution via reflective practice.
You will study a range of topics to support the above including:
1.Property Portfolios & Estate Management
Buildings/Land/Other Assets; Commercial/Residential; Private sector/Public sector
2. The Role of Property
Property development and the UK planning system; Property investment, residential Buy-to-Let; Commercial property – Location & Use; Retail/Office/Industrial/Leisure - Occupation & Market Valuation
3. Property and Surveys
Plans & maps; Purpose & Methods of survey; Survey inspection; Property valuation techniques
4. Property Market and The Economy
Basic economic theory; The UK housing market; Finance, interest rates and inflation
5. The Property Profession
Role of the surveyor; Who does what? Key players and property professionals; The RICS and key property legislation
6. Managing the Property
Freehold/Leasehold; Landlord & Tenant Relationship;
On completion of this module the knowledge and understanding acquired forms part of the broader contextual framework for the study of your future discipline specific programme.
How will I learn on this module?
You will learn through a combination of lectures, practical (where possible) and I.T based workshops, site visits and presentations.
Lectures will be used to reinforce and focus key issues, concepts, techniques, tools and topics, in effect acting as a framework for real estate surveying practice.
Part of your learning is by participating in a poster presentation made by all of the various groups within your cohort. This group learning ensures an exposure to the communication skills required by modern day surveying graduates in the workplace.
Seminars will provide the opportunity for students to perform manual calculations by applying the theory to practical examples.. As this module looks at the key markets in the property sector e.g retail and offices which are constantly changing, students will be directed to additional and up-to-date reading material on the eLearning Portal to assist in their learning.
How will I be supported academically on this module?
Your main support is via the small seminars during the timetabled classes whereby students can raise any concerns they have on the forthcoming coursework, and final group presentation for this module. During the final few scheduled weeks of teaching, students will be able to take part in poster preparation and presentation questions are answered with support from staff. In addition tutors will provide detailed feedback on the coursework report and feedback following the group presentation. Finally, tutors will respond to any generic questions posed via the module’s eLearning Portal so that the whole student cohort can benefit.
What will I be expected to read on this module?
All modules at Northumbria include a range of reading materials that students are expected to engage with. Online reading lists (provided after enrolment) give you access to your reading material for your modules. The Library works in partnership with your module tutors to ensure you have access to the material that you need.
What will I be expected to achieve?
Knowledge & Understanding:
• MLO1: Understand how property can be utilised for a variety of different uses and also for the purposes of investment and development strategies.
• MLO2: Recognise the importance of the local/national economy and the financial market on the property sector.
• MLO3: Determine accurate ways of displaying plans and data used by the property profession to prepare reports.
Intellectual / Professional skills & abilities:
• MLO4: You will research and evaluate data, identify solutions, demonstrate judgement and communicate findings.
Personal Values Attributes (Global / Cultural awareness, Ethics, Curiosity) (PVA):
• MLO5: You will develop and apply a reflective approach to learning and personal development
How will I be assessed?
The first part of the assessment requires you to compile a 1,500-word report on a commercial property and its location within the city of Newcastle Upon Tyne and to identify the key properties in your chosen area and discuss these in relation to the site.
In the second part of the assessment, you will submit a portfolio of work examining the economy and its relationship with the property sector and work examining the landlord and tenant relationship.

Module abstract
This module aims to introduce students to the professional subject area of real estate and introduce you to a range of professional, academic and study skills essential to your success at university. The module allows you (where possible) walking tours of the city centre to identify key buildings and aspects of Newcastle as a regional capital. Assessment is through two pieces of coursework that are supported by a module specific approach to research rich learning. The first is via a formal report requiring a prescribed business format whilst the second assessment allows you a degree of creativity to express your ideas. The knowledge and skills developed will improve your technical real estate surveying attributes alongside your inter-personal soft skills, significantly enhancing future employability.
